Dear all Residents of Gateway Mews
Please be advised that a General Meeting will be held on Monday June 29th at 7.30pm, the location will be : The Caribbean Cuisine Café, 136/138 Kingsland High Street.
(the Café with the Book shop attached).
A table has been reserved, and refreshments, and biscuits will be served.
All property owners are requested to attend. Should you have any queries you wish to be raised during the meeting, please forward to Gateway Mews Management via the email address : gatewaymews@googlemail.com; please state you are a property owner, and the number of your address.
To all tenants, please feel free to attend the meeting, and should you have any queries you wish to raise, please also email them to Gateway Mews Management at the same email address. Please state you are a tenant, and from which number property.
Should any property owner wish to be considered for a directorship of the Mews, giving their free time to manage, and co ordinate the running of the estate, please email the gateway mews email account, so that a list can be compiled. (Tenants cannot be considered). All Directorship considerations should be emailed to Gateway Mews email address by Monday 22 June.
All queries you wish to raise should be submitted to Gateway Mews email address by Wednesday 24 June, so these can be added to the agenda.
Issues to be discussed so far will be :
- The imminent painting of the Mews external woodwork and masonary
- Procedure for reporting any issues, maintenance problems in the Mews
- Procedure for reporting any Rentifone issues
- Procedure for Parking in the Mews, and which properties have the right to park.
- Directorship of the Mews

ReplyDeleteThanks for organising a good meeting tonight.
Couple of quick thoughts as a follow up.
It will be really important that Derek follows up quickly on the specification for any new quote (e.g. what is for the individual to cover, what GMM should cover on "external maintenance"), getting the new quotes, with broken-down specification (schedule of works for each house/flat etc). For those, like us, who were already considering individual repair work (our door is knackered) during the Summer will be important to get certainty over who needs to do what.
Also, would like to back up the perspective of the neighbours opposite on parking. It feels a bit crazy to invest money in painting parking bays or issuing permits when there is fundamentally only one car-owner who has no space (the Ka), and who is persistently rude in migrating round the Mews. Far better just to take immediate action against that individual. Perhaps issuing a three or six month warning that if the car is still within the Mews at that point it will be towed. Gives the owner a fair period of time to take appropriate steps (although it sounds like they have had several years already), but we dont all have to incur unneccesary expenses on paint/permits.

ReplyDeleteThanks for attending the meeting last night, it was great to see so many residents actually participating, the last one we only had 4 people attend !
It all gets very interesting, don’t you think !
We will chase PMMS regarding the painting – how this will work, and schedule, and keep you informed.
In regard to the parking, we are proceeding with the first couple of steps of having the Bays marked up, and signage in the Mews regarding using the bays or be fined.
This is the best value for money approach to start with.
I agree with you regarding the permits – not sure how they would make any difference means that the terms of the leases are not being complied with.
Next steps will be more serious for those that do not comply, we just have to work out what these are, expense and legal ramifications.
We will keep all residents informed at all times.

We may leave GMM exposed because of the following two points in the attached minutes:
Clarification of what reserve the Flats have in their sinking funds, and what proportion of this money is allocated to the external decorating per block.
Why are we using the sinking fund from the flats for external decoration? My understanding is it's for internal decoration and repairs. Can we please clarify this?
It was thought that the general up keep of the external parts and maintenance of the woodwork is the responsibility of the individual properties, and that the Lease only covers the requirement to paint these to look respectable. Therefore it has been suggested that each individual property is to be assessed, and is costed separately, so that the woodwork and masonry is brought up to a standard, where it can then be rubbed down and painted. This idea seemed to be the most favourable to all residents.
Did you read the email I sent a while ago regarding what the lease says as to what GMM is responsible for? I've cut and pasted the email below:
Please find attached page thirteen from my lease where 5 (B) seems to suggest that GMM is responsible to keep common areas "in good and substantial repair and condition".
The second attachment (page two of the lease) details what they mean by common parts. It looks like what the lease is saying is that GMM is responsible for the exterior.
Furthermore, on the top of page 2 of the lease it clearly states GMM is responsible for the external surfaces of the demised premises. My concern is that if we don't follow the lease we leave GMM exposed for action from leaseholders in the future. If we don't have enough funds for the redecoration then we need to have a one off charge like we did last time around. I'm cc'ing this to Simon and Matt as they were the directors when the mews were last decorated seven years ago.

Hi Karen,
ReplyDeleteI spoke to Derek regarding the external repairs and it looks like GMM are responsible for the external repairs for the reasons stated in the last email. Also, the flat sinking fund is not to be used for external repairs. The minutes will need to be changed to reflect this.
